Quality Report


WALL COATINGS

Exterior walls will be rendered to a smooth finish with Portland cement.
Interior walls and ceiling will be rendered to a smooth finish with plaster projected by machine.
Special care will be taken on edges and joints to carpentry.

FLOOR AND WALL TILING

Floor and skirting tiles will be of “gres” ceramic stoneware, to be chosen by the client from a wide variety within the price range of 14,60 €/m2. (Code 63) Kitchen and bathrooms walls will be tiled up to the ceiling, or to a lower height -depending on the client’s election, with top quality tiles, within the price range of 14,60 €/m2 . (Code 63)
There will be a maximum time limit of two months from beginning of construction, for choosing or altering the design, if desired.

INTERIOR AND EXTERIOR CARPENTRY

Windows will be single or double-leafed, with a normal push/pull swinging in opening mechanism, in white aluminium and with “Climalit” double-glazing (4+6+4 mm.) sealed with silicone.
Kitchen to have sliding windows.
French windows that lead on to the villa’s exterior will have security glass (6+6 mm.)
All bedroom windows will have fitted blinds. The inclusion of blinds on other windows, as well as mosquito nettings will be charged extra. 
Following the Valencian style of construction, all windows will be decorated on the exterior with an imitation Tosca stone moulding and will be fitted with a wide window sill also in imitation Tosca stone, although the client has the option of a simple design in “gres”. The joints between the windows and the walls will be sealed off with silicone.
All window sills will be fitted with framed grilles of wrought-iron bars with a central cross-bar for additional security.
An option exists for a more decorative style of exterior grilles to be fitted to the outside of the windows. This would imply the absence of the afore mentioned imitation Tosca stone moulding.
These grilles will have been previously galvanised so as to be longer lasting and weatherproof, and finished with black paint.
Should the client not want these framed grilles fitting on the villa, “Climalit” double glazing shall be substituted by security glass (6+6 mm), at no extra charge.
Internal doors will be in Provencal style of “mobila” quality pinewood. Door frames will be surrounded by a 7 cm-wide wood moulding.
All bedrooms will have built-in wardrobes with an overhead storage cupboard, made in the same style as the doors. Three shelves will be provided or a hanging rail.
The lounge, dining room and naya will have solid pinewood ceiling beams.
All internal woodwork will be spray-lacquered in its natural colour, with brass coloured handles on all doors. Changes in style and/or colour will be charged extra.
The main entrance to the house will consist of a blind white aluminium single front door, model “Viena” by SUMTEC, with a three point security lock.
There will be a maximum time limit of three months from beginning of construction, for choosing or altering the designs, if desired.

ELECTRICITY


All the electrical installation will be wall-fitted under the plaster work in a protective semi-rigid PVC sheath. The service box will have a main trip-switch, individual trip-switches for each phase plus a main automatic circuit breaker. 
A 220 V single phase current with 5.5 KW will be installed as standard. This installation is also prepared for a future increase in power, if necessary.

All sockets and switches will be in the top quality range by SIMON.
A standard amount of power points will be provided for internally as well as on the exterior; these will be indicated in the architect’s project. The client may modify the location of these power points and indicate on the plan there new positioning. Extra points will be charged at an additional cost of 45 € /unit.
Two plug-in sockets for TV as well as for the telephone, shall be provided for, and usually situated in the lounge and main bedroom. Extra points will be charged at an additional cost of 45 € /unit.
The wiring and installation will be according to the current rules and regulations, to which should be added the necessary permits from the Ministry of Industry.
There will be a maximum time limit of one and a half months from beginning of construction, for making any changes, if desired.

PLUMBING

The installation will be embedded in the walls and floors, with copper piping of different sections being employed for hot and cold water. All piping will be insulated.
For gardening purposes, two taps shall be fitted on the house exterior.
All bathroom fittings will be white and manufactured by ROCA, to be chosen by the client from the model range “DAMA” or “VICTORIA”.
The bath shall be model “CONTESA” and the shower tray will be the standard ceramic one of 80 x 80. Should the shower be a walk-in type the tray will be in small glass mosaic tiles.
Taps to be placed in bathrooms as well as kitchen will be ROCA‘s top quality “MONODIN” model, chromed single-lever taps.
Changes in style will be charged extra.
Bathroom vanity units, shower doors and mirrors are not included, but can be supplied and installed as an extra cost.
An automatic gas-fired system water heater by VAILLANT or similar brand shall be installed as standard. It shall have a 10 litre capacity.
Pre-installation for central heating will be provided for as standard. This shall be embedded in the walls, with only the radiator pipe connections visible.
Should central heating be requested to be completed and a boiler installed, this will replace the water heater.
The pre-installation as well as the complete central heating installation shall be dealt with by an authorised gas installation company.  The gas contract will be between the client and the gas supplying company.
There will be a maximum time limit of one and a half months from beginning of construction, for making any changes, if desired.

KITCHEN

The project will include an appendix showing the standard kitchen design. This will include lower-kitchen units, complete with all fittings, drawers and interior shelving, together with a double-edged granite worktop. The colour and style of the kitchen cabinets and granite worktop will be chosen from the wide standard selection available to the client.
Also included will be a stainless steel twin-sink (2 sinks or 1 sink +1 draining board) made by ROCA; cooker hood, complete with extractor fan; an electric or gas hob and an electric oven by BALAY.

Connections will be provided, if required, for washing-machine, dishwasher and fridge.
The kitchen furniture and accessories may be changed to suit the client’s needs. Any increase on the standard design shall be included as an extra.
There will be a maximum  time limit of four  months from beginning of construction, for making any changes, if desired.(This does not include the electric and plumbing installation-see previous points)

PAINTWORK

A top quality insulating and waterproof plastic paint will be used on all interior and exterior walls. The standard colour shall be matt white, for all the interior as well as the exterior, including eaves, ceilings and wardrobe interiors.
The client may opt for a different colour, to be chosen from a wide variety, which will be included as an extra.
There will be a maximum  time limit of four months from beginning of construction, for making any changes, if desired.

DRAINAGE SYSTEM

The drainage system will employ PVC pipes which will discharge into a septic tank situated on the plot. Should the plot belong to an urbanized area, the necessary works to connect to the main sewerage system, shall be effected.

MISCELLANEOUS

•    The interior fireplace in the dining room or living room, will be lined with refractory bricks (firebricks), designed in the typical Valencian style, with the mantelpiece and surrounding decorative frame in natural Tosca stone.
The exterior chimney shall be built with ornamental solid bricks and topped with Arab-style roof tiles.
•    The railings on covered and open terraces will be of imitation Tosca stone balustrade -tosca colour, or black wrought-iron handrails.
The inclusion of the same type of handrail on stairways to the main entrance or sun-roof, should that be the case, would be charged extra.
•    The exterior arches on the Naya shall be supported by imitation Tosca stone columns with Tuscany type base and capital and covered by a moulding in imitation Tosca stone.
•    The internal arches can be covered by natural Tosca stone, with the additional cost of 600 € each. Another option would be a solid wooden beam, resting on natural Tosca stone covered pillars, also with the additional cost of 600 € each.
All this Tosca stone decoration is typically characteristic of this area, hand-crafted by expert stonemasons.
•    A standard burglar alarm system with movement sensors and security code shall be installed in the villa. The contract for maintenance and/or cover increase shall be dealt between the client and the security company.
•    A 10.000 l. water deposit shall be installed, to comply with Javea’s Town Hall regulations.

CLEANING OF WORKSITE AND PLOT

The villa shall be cleaned previous to the handing over of the keys, all building waste being removed, bathroom fittings and tiles free of paint, etc., ready for immediate occupation.
Within reasonable boundaries, the plot will also be delivered free from building rubble and surplus materials.
Should there be trees on the plot, only the ones that are located just where the villa will be situated will be removed.


SWIMMING POOL

To include as standard:
-    Excavation on normal land, at ground level and on flat terrain.
-    Shape to be chosen between kidneys or rectangular.
-    Foundations, double walls, block and beamed for pool base structure.
-    Gunitado of pool base and walls, and reinforced with a double 5mm. rod-mesh structure.
-    Pool crowning of 60 cm width, with artificial or natural stone.
-    2,3 x 2,3 cm coloured mosaic with a top decorative border, to be chosen by the client from a varied selection.
-    1 Underwater light.
-    Installation of a small chest-deposit where the pump and automatic clock/timer will be housed.
-    Up to 25 m. plumbing and electrical installation.
-    Roman steps, position to be decide by the client.
-    Complete filtering system, comprised of:
o    Plastic-resin sand filter,  model CANTABRIC by Astral.
o    1 Hp electric automatic pump, model VICTORIA by Astral.
-    Complete cleaning kit comprised of:
o    Reinforced aluminium telescopic rod.
o    12 m-long floating hose.
o    Leaf scoop.
o    Metal brush.
o    Pool floor cleaning attachment.
o    Chlorine and PH analyser kit


Excavation on very rocky ground and/or pool elevation due to the client’s requirements or land-plot unevenness, will incur in an increase of the cost.
NOTE
No work, element, installation or service not described in this specification will be included; however, any additional items required by the owner can be included in a supplementary estimate appended to the construction contract as an “extras list”.
The client will commit him/her-self to apply for these additional items or modifications, with enough time so that the changes may take place and by showing his approval with the estimated works by signing and dating the said document.
The lack of written confirmation and/or the requiring of additional items or modifications to be included past the stipulated schedule, will imply the non-acceptance of these changes and works shall be continued following the stipulations that appear in the architect’s project and the construction qualities described in the present document.
